<p>We could analyze or name victory in a lot of ways, depending on who we inquire. A dairy farmer&#8217;s definition of success will be greatly dissimilar than a recruit joining the Marine Corps. No matter how one defines success, they are possible if we initiate a distinctive production table and place exact goals to connect with these achievements.</p>
<p>Make for sure your goals are detailed, detectable, reasonable, appropriate and have a time profile. Saying you are going to be well-to-do in two years probably isn&#8217;t practicable or manageable and not exact. If money is &#8220;success&#8221; to you then a goal such as &#8220;I&#8217;m going to build up my income by $10,000 all three years is more rational. Small period goals may not require as in depth essentials as prolonged term goals might entail. Long term measures are more realistic if you focus on setting &#8220;building blocks&#8221; all along the track. <p>Victory is just an expressive state or what is considerable to you. Achievement may be a impression of contentment or solely maintaining a conclusive point of view on your thoughts. A sure attitude alone can be so gratifying. Ever detect folks with &#8220;downbeat&#8221; attitudes tend to possess more troubles in life?</p>
<p>The dictionary equates &#8220;success&#8221; as a &#8220;positive extinction of attempts or happenings&#8221;. You will be astounded what you can pull off by creating brand new goals, setting a plan and facing &#8220;straight on&#8221; everything that gets in your track. <p>Wake up every day with a plan. Work tough at achieving this idea and accomplishment will happen next. Do what you can to the best of your talent and you&#8217;ll again envision those dreams at the end of the tunnel.</p>

			<content:encoded><![CDATA[<p>Who is your sphere of influence? It is not just past clients. It consists of friends, neighbors, possible acquaintances, co-workers, etc. Every client could result in 3 to 5 sales. It&#8217;s a simple formula and many successful sales professionals have proven it over and over again. The answer is simple. Keep in touch with your clients after the sale. Seems relatively easy but you would be amazed of how many sales people do not practice this daily or weekly goal setting.</p>
<p>We have all heard of the 80/20 rule. This rule suggests two things. One is 20% of sales professionals do 80% of the business or two, 80% of your sales come from 20% of your sphere of influence. Let&#8217;s look more closely at the second scenario.</p>
<p>Providing outstanding service to your customers or clients does not guarantee you future business. If you don&#8217;t stay in contact with your clients after the sale, no matter how well you performed, it is almost a given they will forget you. So much holds true in the &#8220;Out of sight, out of mind&#8221; adage. If a client has a small problem with something, they most likely will not bother you with it. However, by following up with them first, and asking if everything is okay, can weigh heavily on your future sales. They might not be in the market for the product you are selling, but they have friends who could use your services.</p>
<p>In any sales venue, whether you are selling real estate, furniture or software, you need to ALWAYS reach out and follow-up with your clients AFTER the sale. I cannot even begin to count how many time someone has sold me something and I never heard from them again. If the sales people would have touched base with me, I&#8217;m sure I would have asked for their services again the next time I purchased something.</p>
<p>With advanced technology, there is no excuse for you NOT to reach out and touch your past clients. Some of the resources available for you to follow up with your clients are written thank you cards, birthday or anniversary cards, or periodic emails.</p>
<p>The most recommended follow up would be with a phone call. It only needs to be two to five minute call. Be concerned with their needs and sound authentic. A short, &#8220;Just wanted to call and see that everything is okay&#8221; or &#8220;Just wanted to see if you had any questions&#8221;, etc.</p>
<p>We tend to get busy and lose focus on how crucial our past clients can keep our pipeline filled. There is something to be said for &#8220;follow up&#8221; if 80% of our business is generated from 20% of past clients and referrals.</p>
<p>To stay on the road to success, be sure you follow up after the sale. This will assure you increased sales and productivity.</p>

			<content:encoded><![CDATA[<p>In our current uncertain times we are now faced with the economic downturn affecting nearly everyone. The potential for losing our jobs can be psychologically and economically devastating. Uncertainty and instability can create unneeded turmoil.</p>
<p>Reasons for termination of employment are mixed throughout different areas of employment. The biggest cause for termination is usually a decline in work performance. Rules and regulations should be outlined and the employee should review this information from time to time to help safeguard the security of their position.</p>
<p>Perseverance to your status as well as improving your skills is another way to help make certain you protect your employment. Some ways to do this would be through extra guidance or instruction. Asking for help shows you are concerned.</p>
<p>Attitude is everything. A poor attitude can cost a company thousands of dollars. Lack of enthusiasm drains the employee and those that surround him or her. A good business plan does not include someone with a negative attitude. Team unity is the ultimate goal.</p>
<p>Employees who are habitual offenders with calling in sick or being late are clear signs to an employer that they are not a model employee. Schedule a meeting with the employee as soon as possible. Addressing the problem immediately could have some sort of resolve.</p>
<p>As a person managing others, it&#8217;s important to set reasonable expectations for those within your group. A company manual that outlines these expectations will be helpful to all concerned. Heading off the problem before it begins is a great start.</p>
<p>When challenged with the task of delivering the bad news, be understanding but proficient. Always discuss issues with employees in private. Inform the employee of the skills in which they could improve in an attempt to help them understand.</p>
<p>Although letting an employee go is not the most desirable responsibility for management, both parties can learn from this experience. Better training, more interaction with employees or simply changing your hiring criteria can make a huge difference for the company&#8217;s future success.</p>

I have been in commission sales for over 20 years and wanted to share with everyone the simplest and most cost effective marketing technique that has generated more sales more than any other approach. The examples below are based on my direct experience in real estate. No matter what type of sales industry you are in, I think you will find it possible to use this same approach. It might require a little more initiative and creativity but the basics are there to help you generate more sales than you could ever imagine.</p>
<p>When I first started in the sales industry in&#8217;90, I was pretty much on my own. I had no clientele and even though I had many friends and family, I felt I couldn&#8217;t just depend on them wanting to purchase homes. When I look back now, I am so thankful I didn&#8217;t because not one of my sales ever came from one of these sources.</p>
<p>So the question is, how does one generate sales or recognition especially when you are brand new in a sale position? I could not afford to advertise or market my services through publications, magazines, newspaper ads, etc. At the time the only item I was able to comfortably handle financially was the price of business cards.</p>
<p>Around that same time the Super Bowl was coming to Arizona. I was a season ticket holder and was able to get tickets for $100 each. When I arrived at the game early, shortly thereafter I was offered $1000 for each ticket. The temptation was too good and I couldn&#8217;t resist.</p>
<p>A good habit to be in, is always keep a box of business cards in your car. Over the years I have asked so many people for their business card and they didn&#8217;t have one on them. As far as I&#8217;m concerned that is a &#8220;lost&#8221; sale.</p>
<p>That 3 hour excursion increased my sales over 6 figures in the next year. It then dawned on me, that this was the way I was going to generate business in the future. By doing this I was able to considerably keep my overhead costs to a minimum.</p>
<p>The average real estate agent sells only 8 homes per year. In the above example, the conversion ratio was only .015% but my return on investment was over $100,000. Just think if you passed out 1000 business cards per quarter. That would be 4000 per year and 60 sales for the real estate professional. Wow! Pretty amazing.</p>
<p>The cost of buying business cards is probably the least amount of investment required for marketing your services. Pass your card out to everyone you know. Leave business cards at establishments if possible. Leave your business card with your tip at a restaurant. This is the fastest and best way to generate leads and referral business.</p>

If we don&#8217;t, the fear of filling this crucial position could cloud our judgment when we hire a replacement. This new hire might not have the important expertise or might lack the knowledge to satisfy the position.</p>
<p>Recruiting on an ongoing basis is the best practice. Having to perform a quick rebound to a need will only cause problems later. Recruiting only when your company is expanding should not be considered in your thought process. There is turnover in every company and you should always be prepared and one step ahead.</p>
<p>There are many avenues to take when recruiting. Don&#8217;t depend on a single approach. A few ads in the Sunday newspaper will not be effective. To obtain quality candidates, use all the available resources at your disposal. The way we market is changing and we have to change as well. You want to be able to &#8220;touch&#8221; as many prospects as possible.</p>
<p>In-house employees, job fairs, word of mouth and Internet sites are just a few of the tools at our disposal. Take full opportunity to utilize these resources.</p>
<p>With the current market, companies are always in completion for the best employees. Their &#8220;first impression&#8221; of you is just as important. Be professional, well-organized, receptive and courteous to their time and interests. Try to stay on schedule and do what you say you will do. If this could be a model employee we want them to stay with the company after we hire them.</p>
<p>If you find an excellent candidate, and they turn down your offer, do not get discouraged. Another job they might be considering could turn out not to be as positive as they thought. Staying in touch with the recruit will flatter them and increase the chances of you winning them back at a later time.</p>
<p>In certain sales industries such as real estate, it might behoove you to consider overstaffing when appropriate. Good people are always an asset. Having trained real estate agents or sales professionals in reserve who understand the company and its philosophy, will give you greater flexibility in expanding your team or in replacing a marginal performer.</p>
<p>Always be attentive and alert if you consider delegating your recruiting responsibilities. You can&#8217;t effectively delegate essential recruiting activities to a secretary or an administrative assistant. The expense and consequences of poor recruiting are too great to place the task in inexperienced hands. Your effort to keep the best candidate starts with the initial contact. You must play an active role in recruiting from start to finish.</p>

			<content:encoded><![CDATA[<p>The term motivation has many definitions. In the simplest of terms, motivation is goal oriented actions which produce a desired end result. Motivation typically begins with an incentive based feeling or idea.</p>
<p>Motivation is a driving force within your conscious and subconscious mind allowing a person to attain a pre determined vision. The success of obtaining goals relies heavily on the motivation or inspiration behind them. If the conclusion of your thoughts is sincere and heartfelt, motivations gives a person the extra kick they need to stay on track.</p>
<p>Motivation comes from within us. It is developed based on our personal experiences, education and surroundings. Discipline comes by way of actions of practice preparation and self control, just to name a few.</p>
<p>If we desire to make changes within ourselves whether it be new employment opportunities, a fitness regimen or seeking spiritual guidance, motivation must come first. The &#8220;inducement or incentive&#8221; must be present before we can create an associated discipline. Motivation derives from who we are, what we seek and how we feel.</p>
<p>Sometimes we don&#8217;t know how we feel. We haven&#8217;t stopped to examine exactly who we are and more importantly, who we want to be for ourselves. We know who the boss, the kids and the family want us to be but too often we overlook making ourselves a priority.</p>
<p>After determining our motivation, we can then begin implementing discipline or a strategy to incorporate our motivation into reality. Remember, discipline is what will improve a skill or begin a new one. Discipline involves focus on your motivation and a plan to carry out your goal.</p>
<p>The routine of discipline can be challenging for anyone. Sometimes you must make a few sacrifices in order to stay within your parameters of what you are trying to achieve. This is where the motivation provides the reasons to stay disciplined.</p>
<p>Motivation and discipline can change your life. New direction and opportunity are ever present. Sometimes you just need to open your heart and your mind.</p>

			<content:encoded><![CDATA[<p>Goal setting and planning are not just for the independent contractor but for small and large business entities as well. Companies should have a solid Mission Statement along with written goals and objectives. These of course are instrumental in the success of any business. This is not only beneficial to the Company but employees as well to maintain a balance.</p>
<p>Established companies are not immune or insulated from changes in the economy. If they are not ahead of the curve and don&#8217;t adapt with their competition, growth will be impossible. Ability to plan and set goals for success will keep them viable.</p>
<p>With the housing market we have seen numerous agents fail and get out of the business. Their lack to plan ahead and set goals for the future caused them to spiral downward quickly. The old saying &#8216;to fail to plan is to plan to fail&#8221; could not be truer. Every real estate agent I&#8217;ve taught to set goals or plan their success has failed that has not taken these practices to heart. It does not matter how smart or intelligent or business-minded we are, if we don&#8217;t have goals we will fail. Here are some of the most common analogies I heard over the years from employees and business owners.</p>
<p>IT&#8217;S NOT REALLY THAT IMPORTANT! Just thinking you know what needs to be done isn&#8217;t enough. What worked last year isn&#8217;t a given this year. If you and your team are not working on next year&#8217;s plan today, it may be too late for next year. Working towards next year&#8217;s goals should always begin today.</p>
<p>If I know what needs to be accomplished, I don&#8217;t need to put it in writing. There is no such thing as an &#8220;unwritten&#8221; goal. Goal setting and planning needs to have a charted course and written on paper with a beginning and an ending date. Written goals will also entice your employees and give them the confidence they will need to contribute to the company&#8217;s success.</p>
<p>I write my goals down and then place them in the top draw of my desk. There is more to goal setting and planning than just writing them down. You have to be proactive and implement, supervise and coordinate your plan or it will not work. Do you think Bill Gates, Warren Buffet or Donald Trump set and planned their success?</p>
<p>Reviewing my goals once or twice a year should be sufficient. Reviewing your goals too frequently is only going to have a more positive effect. With the constant changing of the economy and the challenges we face almost daily, will require readdressing your goals and plans regularly for the future. This acclimatization will almost reassure the life of the company.</p>
<p>As we approach another new year, it will be important to consider our established goals and reset them; either to meet increased production, or even to downsize if necessary. A well thought out business plan and appropriate goal setting will make navigating the stormy business seas less perilous. Keeping a constant vigil on that plan and its course will allow you to make necessary and profitable changes during the year, and not waiting for the New Year.</p>

<p>We need to have a starting point. Begin by blocking out one or two hours per day to prospect. Yes, we have put it off long enough. Start by using your sphere of influence to prospect. Prospecting, like anything will require commitment and discipline. This time is yours and you are important. Once you start you will feel more important and this will be a positive projection of your attitude when you talk with your sphere of influence.</p>
<p>Write down what you are going to say and practice saying it to yourself in the mirror. You will come across more confident to the person on the other side of the phone. Consider talking about something of value to the customer. It might be something related to the economy or the real estate housing market. People love knowledge and education. Provide them with information that will draw their interest.</p>
<p>Accurately define your target market before you begin. Determine how many calls you will make in that hour or two. Some sale people will call until they get an appointment or make the sale. Or you could decide to make 20 calls in that allotted time. Whatever you feel comfortable with and reasonable within the time allocated.</p>
<p>Before you start prospecting, gather a list of names so you don&#8217;t spend valuable time you are using for prospecting. Get an idea of how many customers you plan to call in your allotted hour or two and have at least a one month supply of names.</p>
<p>Remember you have set aside some time for prospecting. Work in an area without interruption. Don&#8217;t answer calls or schedule meetings during this time. As you start going through your calls, you will find each call will become easier and easier. Before you know it, you will feel like a pro. You will learn as you go and practice makes perfection.</p>
<p>Experience and surveys have shown that the best times to contact customers is 8 AM to 9 AM, between Noon and 1 PM and 5 PM to 6:30 PM. If you are missing a customer between certain hours, then it&#8217;s best to make note of that and call them at a different time. Chances are if you continue to call at the same time and the customer is not available, they will continue to be unavailable during that time block.</p>
<p>Did you know that most success is made after the fifth call? Most sales people give up after the first call. Persistence is your best virtue.</p>

			<content:encoded><![CDATA[<p>Wouldn&#8217;t it be nice if we could get in a time machine or rewind the clock to make the best use of our time? Unfortunately, that only happens in the movies. We are each allotted 24 hours a day. What we do with these 24 hours is our choice. The old adage, &#8220;Let&#8217;s work smarter&#8221; not &#8220;harder&#8221; has a purpose. By mastering this adage, by constantly looking for ways to improve our time management will increase our productivity 10-fold.</p>
<p>One of the most popular &#8220;timewasters&#8221; is Procrastination. How many times have we told ourselves, &#8220;This project can wait until tomorrow?&#8221; We find ourselves practicing this constantly, whether it&#8217;s an exercise program, a plan to quit smoking or getting rid of the clutter of paper on our desk. Procrastination seems inevitable when we are setting goals or proactively working our business plan.</p>
<p>We need self-discipline. This is really something that is non-negotiable in the work force, whether we are independent of have superiors we report to. If we are in fact responsible for ourselves, we require a disciplined mindset and variations of energy to be able to succeed and fulfill our goals.</p>
<p>We tend to get so caught up with our customers and clients and want to provide them with the best service possible. This will at time give us the inability to say &#8220;NO&#8221;. We can accomplish this tactfully without disrespect to our customers or clients. We are terrified we might lose our customer or their business. We have to be confident in ourselves and this will project through to the client. There will be time we have to say &#8220;NO&#8221; when a customer is possibly asking for major concessions, a price reduction or additional services.</p>
<p>We most likely communicate with all different types of clientele. Evaluate the current business model you are using and determine if improvements can be made to become more organized. Improved organizational skills will save you critical production time and increase your net worth.</p>
<p>Be careful not to overload yourself with responsibility. We can easily fall into a trap of doing more than we can handle. Creating a daily, weekly or monthly plan through our initial goal setting which of course, is in writing, will assist us in maintaining our control of time. Aiming for our targets without getting sidetracked, will keep us on the path to success.</p>
<p>Our path to success is followed by clear and precise goals. We have defined objectives that are determined by written goals. These defined objectives are crucial to our business growth and development. This provides us with a specific plan of action and is of no value otherwise. Reviewing your objectives daily is of the utmost importance. Reaching our objectives will be interrupted with obstacles along the way. Stay focused, leap over these hurdles and watch your productivity soar.</p>
<p>Our time is valuable and cannot be replaced. Once used, we cannot get it back. What we do with our time is a personal choice and must be measured to perfection. We are rewarded for our performances and controlling how we use our time, will effectively eradicate the &#8220;time wasters&#8221;. By doing so, could be the difference between a &#8220;weak&#8221; performance and a &#8220;superior&#8221; performance.</p>

With the Internet it is becoming more popular all the time. Some of the latest networking we have seen has been via the Internet. ActiveRain, LinkedIn, MySpace, Facebook are just some of the more popular networking sites. With technology however, the face to face networking has been less convenient but it is still very important in today&#8217;s society. It is a grand opportunity to obtain customers, business opportunities and share ideas and the like.</p>
<p>There are a vast number of social networking groups active today. The Chamber of Commerce, Toastmasters, the American Legion and Business and Networking International are just a few. They are in almost every market in the US and the world. The potential for untapped prospects in these networking groups are endless. Several of these groups require no fees or are minimal in annual dues.</p>
<p>Keep in mind, you can always form your own networking group. You can organize specific dates, times and locations convenient for everyone. Be sure to invite a variety of knowledge and experience that are all related in some way shape or form. You have total control of the size of attendees and the likeminded professionals that will be meeting.</p>
<p>Whether you join a group or create your own, you will be meeting and sharing ideas with individuals. Many of us have similar goals and interests. Overall we are always looking for more prospects, customers, clients, buyers and sellers. The population is gigantic and no matter what we have to offer in our product or services, there is somebody out there that needs what we have to offer. The accomplishment or success of any business always start by social networking and getting out in front of people.</p>
<p>Be sure you bring several business cards. Give at least two business cards to everyone you meet. You will want to envision this person giving your card to one of their friends or colleagues as well.</p>
<p>Networking groups will usually start off by allowing you to give a two minute spiel about yourself, your company and what you have to offer to the group. Don&#8217;t be shy and be prepared. If you need to practice your two minute speech, then by all means do so. You will be given front stage and you want to project the best impression you can.</p>
<p>Prior to joining or starting your own networking group, do your homework. If you are joining a new group, ask what types of businesses attend and the number of people attending. If you are starting your own group, be sure you include of variety of professions that you think will be beneficial to everyone. It could definitely be more advantageous the more variety of knowledge and experience you have. Ask yourself how their fields of expertise and yours could enhance everyone&#8217;s business.</p>
<p>Face to face networking is an inexpensive way to meet new people in a short amount of time that are looking for other successful businesses to help promote each other to achieve a common goal. It&#8217;s a fantastic avenue. And who knows, you may make a few friends along the way.</p>
